[Good day], everyone, and on behalf of the Board of Directors, it's my pleasure to welcome you all to the 2019 Annual General Meeting of Charter Hall Group. My name is David Clarke, and I'm the Chair of the Board of Directors.

Could I just ask you to take a moment now and switch your phones to silent for the course of the meeting? It's now 2:30. And as a necessary quorum is clearly present, I declare this meeting properly constituted and open.

So this afternoon, I'll provide a very brief overview of our business and achievements during financial year 2019. And then our Managing Director and CEO, David Harrison, will then give you an update on the business and key results as well as to confirm the outlook for the rest of our financial year.

We'll then move to the formal business of the meeting and the resolutions for your consideration. So securityholders holding a yellow card or a red attendance card will have the opportunity to ask questions as we address each item of business listed in the Notice
