Good afternoon, ladies and gentlemen, and welcome to SCA Property Group's 2019 AGM. It's great to see you all here.

My name is Philip Marcus Clark, and I'm Chairman of the group. I've been appointed Chair of this meeting, and I now table my letter of appointment.

This afternoon, we're simultaneously holding the meetings of Shopping Centres Australasia Property Management Trust and Shopping Centres Australasia Property Retail Trust, and for the rest of the meeting, I'll refer to the business of each trust conducted as one meeting.
