Thank you. So welcome to this presentation of Wihlborgs' Q1 2021, and we'll start at Page 2 with a short summary. We see that market conditions remain stable. We have positive net letting, the rent levels continue to develop in a positive direction and many industries experienced a good recovery. Although divestments and vacancies affect -- they affect the revenue level. But earnings in relation to debt, they remain strong. And we have a solid balance sheet and liquidity position, which means that we can continue with our project investments, but also ready for other investment possibilities.
