Good morning. Welcome and thanks for joining us for a review of the first-half results. Unsurprisingly, we're dealing with what has been another somewhat difficult six months with a relatively sluggish economy. We can see though that the corner has effectively been turned, and we're seeing more positive signs ahead since balance date.

With valuations, we've actually seen a small lift. While the volume of that lift is inconsequential, the change in direction is significant. Lease inquiry as expected was fairly sparse during the period under note, but there's been a notable increase towards the end of the period and certainly post balance date. We've had seven post balance date transactions, relatively small in terms of size, but good activity coming through.
