Thank you, and good morning everybody, and welcome to my first trading update and, possibly, last trading update in [this chambers]. And as you'll see from the highlights of the announcement, we've had an encouraging first half to 2019 financial year as we seek to implement our new strategy. We're conscious that the granularity of this trading statement is slightly different and more succinct than previous ones, and that's because the new strategy is slightly more complex with sales of intermediate housing, PRS housing, open-market housing and affordable, and in that context, it's difficult to summarize things without the property sale that will be in our half-year results
