Ladies and gentlemen, welcome to the Castellum AB Q2 report for 2019. Today, I'm pleased to present CEO Henrik Saxborn and CFO Ulrika Danielsson.

And okay. We will, first of all, state that we are more positive than we was in the Q1 report, and we -- it's depending on that we see more positive signals in the market. For one example, we see that Stockholm rents are moving again. And what we mean with that is that we, of course, have a strong demand, but it's also still generally a lack of space. And if we take our example at Torsgatan in the CBD of Stockholm, we can today offer the market rents from SEK 6,000 to SEK 750 (sic) [SEK 6,000 to SEK 7,500] a square meter an year. It should be implicating that we can -- when we -- if we are signing on top rents of SEK 7,500 a square meter a year, that will be a new top rents for that area.
