Thank you very much. Well, good morning, everyone, for the fourth time. So let me start with an apology and thank you, everybody, for your patience with the line dropped a couple of times. And then we had a power surge which knocked the lines out and also set off a fire along. So we thought it was in the best interest to delay the call to 11:00.
