All right. Good morning, everyone. We are obviously very excited to be here in person at the annual Stephens investment conference. We're really thrilled to have the Compass team with us here today. We want to learn a lot more about the story. They can tell us a little bit about US housing and kind of things that are cooking with Compass.

With us today, we've got the CEO and Founder, Robert Reffkin. We have the CFO, Kristen Ankerbrandt. And then we have IR, Ben Barrett, and then newly appointed IR as well with Rich Simonelli, who a lot of you guys know from his days back at CoStar. We've known Rich for a while, I've been good friends with him. I had a couple of exchanges with Robert back in the day. I followed him pretty closely and what he's -- taking urban Compass at the point from a cool idea to a real national powerhouse. These guys are number two, I think, with RealTrends recent ranking's number two, overall volumes number four, and overall side. So, I mean, they've really risen the ranks. I think each year, we've looked at the RealTrends and like, where's Compass? There they are.
